Townhouses, lots, houses and granny flats

Houses mode for townhouse rows, duplex lots and house-and-land lots with a new road, a single house, and a granny flat checked against the NSW rules.

Narrated walkthrough, 1 minute 1 second. Nothing plays until you press play.

Step by step

  1. In Criteria, set Project type to Houses, or press New and choose the townhouse or granny flat sample. Changing the project type clears the scheme and regenerates.
  2. In Generate, tick Townhouses, Duplexes, House lots, Single house or Granny flat and press Generate options.
  3. Click through the cards: townhouse rows face the street and a shared rear lane; duplex and house lots sit along the street or a new road through the site.
  4. In Criteria, set the Townhouses (width, depth, front yard, rear garden, row length), Duplex lots and Detached house lots (frontage, size, depth) groups, and the Dwelling envelope (storeys, roof, setbacks, coverage, landscaping, open space, parking).
  5. For a granny flat, tick Granny flat and describe the existing house (or let the designer place a new one). The flat is checked against the NSW complying-development limits: lot size and width, floor area, height, setbacks, separation and open space.
  6. In Finance, enter a sale price per dwelling for each type, or tick Sell house and duplex lots as vacant land for a land-only subdivision. Click a dwelling in Floors to see its rooms over one or two storeys.

Houses mode. Set the project type to Houses, or open the townhouse sample. The generator lays out townhouse rows, duplex lots and detached house lots, and tries a new road through the site where it is deep enough.

Rows, lots and roads. Each option shows dwellings, lots, floor space ratio, storeys, sun and profit. Click through the townhouse rows with their rear lane, the duplex lots on a new road, and the house and land lots with driveways and garages.

Lot and dwelling rules. The Townhouses, Duplex lots and Detached house lots groups set widths, depths, frontages and lot sizes. The dwelling envelope sets storeys, roof, setbacks inside each lot, coverage, landscaping, private open space and parking per dwelling.

Granny flat. The granny flat sample places a secondary dwelling behind an existing house and checks it against the New South Wales complying development limits, with its cost, the value it adds and the weekly rent.
