  1. Open the sample

Press New and choose the Granny flat sample, a 608 m² lot with an existing house.

  2. Or use your own lot

Set up the site, set Project type to Houses, tick Granny flat in Generate and, in Criteria under Single house and granny flat, describe the existing house (width, depth, storeys) or untick it for a new house.

  3. Generate

Press Generate options. The flat is placed at the rear with the required separation and setbacks.

  4. Check the rules

Read the compliance list: lot at least 450 m² and 12 m wide, floor area up to 60 m², height up to 8.5 m, 3 m rear and 0.9 m side setbacks, private open space and no extra parking.

  5. See the numbers

The feasibility counts the construction cost, the value the flat adds and the weekly rent as a yield on cost. A secondary dwelling cannot be subdivided from the house.

  6. Export

Export the Excel report or DXF drawings, or save a PNG from the 3D view.

Try it on a real site.
