Step by step
- Open the Costs tab. Quantities are measured from the current option; replace the indicative rates with your own, and set the four markups: preliminaries, builder margin, design and construction contingency.
- Under Add a custom line, name the item, choose what its quantity follows (fixed, site area, GFA, NSA, units, footprint, facade area, basement area, parking, lifts or storeys), the factor, unit and rate, then Add line.
- Open the Finance tab. Enter the land rate or a fixed land price and stamp duty.
- Enter the sale prices per m² of NSA for each unit type and for retail, parking value, GST mode, floor and corner premiums and selling costs.
- Set professional fees, statutory contributions per unit, the interest rate and programme, and your target margin on cost.
- Read the Feasibility: realisation, costs, profit, margins, residual land value, and the Sensitivity grid. Save your rates and prices as a preset to reuse them.
Transcript
Bill of quantities. The Costs tab is a bill of quantities measured from the current option, from site preparation and excavation to the frame, facade, lifts, fit out and external works. Every rate is editable, and four markups apply on top.
Custom cost lines. Add a custom line that scales with any metric, such as solar panels by roof area or a fixed sum for a substation, and it appears in the bill and the exports.
Land, sales and fees. The Finance tab adds the land as a rate or a fixed price, stamp duty, sale prices per square metre for each type and for retail, G S T, selling costs, professional fees, contributions per unit, and finance over the programme.
Profit and residual land value. The feasibility reports gross and net realisation, total development cost, profit, margin on cost and on revenue, and the residual land value at your target margin, with a sensitivity grid for price and cost changes.
